5 Ways to Get Probate Deals

2014-11-27-260.jpgHi guys, Jp Moses here. Today I’m coming at you with 5 creative sneak attacks to get probate deals. It's one of my top favorite deals because there is relatively low competition, they’re profitable, and there are several ways to get leads.

So here we go…

Sneaky Way #1: Mail Letters to Heirs

This one is the least sneaky and most straight-forward way to go after probate deals.

Basically, after someone passes away, the property left behind will be advertised in several places. What you do is mine for the addresses and watch for them to pop up.

You can usually find these properties in your local legal paper, online, at your local county office and sometimes, at your local courthouse. You’re looking for the personal representative address – they may be called heirs or even an attorney.

Now, it’s important to realize that the executor could very well be a relative or friend mourning the death of a loved one, so as a rule of thumb, be polite and respectful in any form of communication, including the snail mail letter. At the same time, be real and not fake – don’t say stuff like, “I’m mourning for you” or people will see that as B.S. Be respectful by saying something along the lines of:

I’m sorry for your loss if you are related to this person. If the estate has property that you need to dispose of, we buy houses in an as-is condition for the entire area and we offer a fair price and a fast closing on the day of your choice. If this is something that would be beneficial to you as an heir and will help solve a real estate problem associated with the estate, please feel free to give us a call at any time and we’d be happy to answer any questions. We are can also be a resource if you are in a real estate situation that needs to be solved quickly and efficiently.

Sneaky Way #2: Mail Letters to Obituaries

This one seems a little out there, right? Not many people are willing to do this. Yes, it can be offensive if you mail something immediately after someone dies. But the fact is, advertising for probates doesn’t usually start until 30 to 60 days after the person has passed away and this is generally when most investors are made aware of the property (just like I explained in #1).

So if you want to beat them to the punch, the only way to do that is to beat them to it in the obituary stage.

obitYou have to make sure that people don’t catch wind that you’re mailing from obituaries. If they do, there is just no way to be graceful about it and not looking like a jerk.

So what do you do?

Send a general “we buy houses” mailer directly to the deceased person at their address without mentioning probate at all. Then, when the heir goes through the mail, if they need help out of a real estate situation they will connect the dots.

Sneaky Way #3: Go Directly to Probate Attorneys

This can be very profitable for you if you can get a probate attorney to see you as an asset. They can make you available to their clients when and if the situation and timing are right.

When you contact them, write something along the lines of:

Hey, I know that you may have clients that sometimes need a real estate problem solved and I would like to offer my services.”

Then follow up with a phone call asking if they received your letter or email. It’s a two-step process to get your foot in the door.

Sneaky Way #4: Connect with Mortuaries

Just when you thought we couldn’t get any creepier, huh?

I actually got this tactic from my buddy Cody Sperber (you can check out a detailed version of his lesson).

What you do is make some brochures or flyers for the mortuaries that explain that if they have a real estate property they need to dispose of due to the death of a loved one – if they sell it to you, than you in return will pay for the funeral.

This is a great option for those who face the financial challenge of paying for the funeral. By selling Grandma’s property to you, they can afford to have a really nice funeral for Grandma.

Sneaky Way #5: Post a YouTube Video

Here’s how this one works: Google owns and loves YouTube. And, because of this, YouTube tends to rank very well in the search engine. So, it’s kind of a hack…

All you have to do is create a short video. Nothing fancy, just your handsome/pretty face in front of your webcam. You can say something along the lines of:

Hey I’m XYZ Company… If you have someone that has recently died and you’re looking for a probate attorney to help you handle the estate, I’d like to make you a referral for a probate attorney I personally recommend. Please reach out and I’d be happy to pass along the information to you.

If the person that has passed has left behind an estate and you’re the heir, I’d also like to let you know that our company buys property that’s in probate. We pay cash, as-i… if that is something that would be beneficial to you please also feel free to reach out to us for that. At the very least, you can call us at XXX.XXXX or email me at [email protected] and we’ll be happy to refer you to a recommended probate attorney. Thanks!

So basically, you are dangling a carrot out there. Make sure you put the title as “Probate attorney in (whatever city or county you are in).” Those are the keywords that are going to get you traffic On YouTube, the right kind of traffic: people who are searching for a probate attorney.
