Howdy, folks, Cody Sperber here. You guys know me well by now through all my awesome lessons and training calls. And for today, I have a really cool lesson that will help you find – or if we really want to be honest, stalk – those online cash buyers we so adore.
It’s actually super easy with a free website called Netronline. (No subscription needed, hooray!)
This site is one handy-dandy tool for real estate investors, and it’s loaded with helpful features. Personally, I use this site for 3 major purposes:

Doing research about investing in different regions
-
Looking up tax records
-
Building up my cash buyers list
Today, we’re going to talk about #3. Essentially, I’m going to walk you through – step by step – exactly how to search for some major cash players, in order to discover:
-
Who they are
and
-
What LLC they represent.
And I’m talking about both wholesalers and buyers at foreclosure auctions.
Ready gang?! Here we go…
Step #1: Go to this Site
Go to Netronline and click on the Public Records Online button. You’ll see a map of the good ole U.S.A. Then, you can click on ANY state you want to do business in and search that state’s public records. (Told you it’s simple!)
I like to search in Arizona because that’s where I live, but it also happens to be a great market for real estate investing.
Step #2: County Research
Now, you’ll target the county for your search. (I’ve been frequently selecting Maricopa, AZ).
Wha-la! Now you have the option to view the public records online. If you want to look up tax records or see what taxes are owed, you’d click on either the link for the Assessor or the Treasurer.
But since we’re looking for buyers, we’re going to click on the Recorder’s link, where the red arrow is pointing to ‘Data Online.’
Step #3: Stalk, Stalk, Stalk
Mwah-ha-ha! Let the stalking begin!
For example, I know that one of the largest buyers in Arizona is a company called Posted Properties LLC. So, I simply type that business name in and click “search.” And, as expected, the website pulls up all the records and documents for this company.
Step #4: Digging Up the Dirt (aka, Details) Part 1
That’s right! Now we can dig into our crazy awesome list of search results!
Check out the screenshot below for a clear perspective. You can see a record for each time Posted Property LLC has purchased a property from a foreclosure sale, and you can see that they also received a Trustee’s Deed (blue arrow)…
But there’s also something else we need to look at…
You’ll notice that every time this company wholesaled a property to a buyer/investor who paid with cash, they used a Quit Claim Deed (circled in red). So, now you can search the wonderfully long list of all these Q/CL deeds, simply by clicking on the Recording Number link (red arrow).
Step #5: Digging Up the Dirt (aka, Details) Part 2
This page shows us who Posted Properties LLC sold the property to (likely an investor).
We want to view the document for more details (yellow arrow)…
Step #6: Yee-Haw!
We just struck oil, people!
You see, as shown below, we now can see the street address to which all the docs were mailed when the sale was recorded!
All you gotta do is record the street address in your own personal records, and then move on to the next quitclaim deed. Well, doggy!
Look, with these simple steps, you’ll be able to quickly move through 20 to 30 of these per day.
And what does that mean, you ask? Well, it means you can send out 20 to 30 postcards or yellow letters per day. Yowzers!
Now go out there and make some deals.
