Ever wish you could reclaim your time?

Hey Moguls, Chris Chico here, and I know how important it is to take charge of your schedule, and I’ve come to realize that the key to doing that is automation. So today I’m continuing our 5-step series about virtual wholesaling with all the details on a direct mailing system that gets results.

Now it’s time to get the details on setting up a direct mailing system that works.
The Magic of Systems
It’s time to automate, my friend. There are 2 critical reasons to use systems in your business:

Eliminate the grunt work

Focus on making money
The key to accomplishing these goals is to use the right systems:

A system to find sellers and buyers

A marketing system
-
A call screening system
If these systems are set up right, they can make you money from the beginning to the end of the deal. So let’s go through these systems and talk about how they actually work. We’ll start by focusing on the sellers.
Make a List
Finding sellers online eliminates the grunt work. No one wants to spend half a day at the courthouse taking notes on leads that may never work out. And if you use these 2 sources, you’ll have all the info you need in minutes: www.ListSource.com and www.RealQuest.com.
RealQuest is actually a comp service. You can get your seller and buyer leads from there, but if you already have a comp service such as the MLS (Multiple Listing Service) then you can use your access to MLS and go to ListSource to find your motivated sellers.
Mail Postcards Like a Boss
Take your new list of sellers (remember, you should target absentee owners and landlords) and upload the list to www.Click2Mail.com.
Then create your postcards on Click2Mail. This will probably take you an hour to set up, but once you’ve made your postcard, you’re set for life—you can keep using that postcard on future direct mailings.
Weed Out the Unmotivated Sellers
When sellers contact you, I recommend that you give them the number to a 24-hour recorded message system.
Why not just list your cell?
Remember, the goal is less grunt work, more focus on what makes money. If you talk to everyone who calls, you’re going to talk to some people who aren’t really serious—that’s a waste of time.
So instead of sellers talking to you directly, have the sellers call a 24-hour recorded message system. The message tells them what you do and how you do it. Motivated sellers will listen to the message and then leave you their contact info…
They are the people ready to do a deal, and when you get on the phone with them, you don’t need to explain what you do because they listened to your recorded message.
You do want to let your sellers know they’re calling into a message system. Your postcards should say something like:
123.456.7890 Toll-Free, 24 Hr. Recorded Message/Operator
This system saves you so much time.
Imagine you sent out a mailing… later that week you’re having dinner with your family, and while you’re enjoying a meal with your fam all these sellers are calling your recorded message system, learning what you do and leaving their information. You’re making money while you eat dinner uninterrupted.
Also, there’s little to no selling required. When you get on the phone with these people after they’ve listened to your information, you know they’ve already learned about what you do. They’re ready to work something out, and you can spend your time talking about next steps.
A System for Cash Buyers
You can use the exact same system for cash buyers. Find them on ListSource or RealQuest, send them a postcard with Click2Mail, and have them call your 24-hour recorded message system.
There is 1 difference here, though...
When buyers get your postcard, they should also be able to go to your website. Post pictures and information about your properties on your website, so that your cash buyers can look at the properties and decide whether the deal is for them before they contact you.
What Works for You
This system is totally customizable to any size budget. Whether you have $100 or $1,000 to spend, this system works. And you can always start small and then ramp up your marketing.
But does this really work?
Here’s an example from an actual direct mail campaign that I did. I sent 1,200 postcards. I spent about $400 on the mailing, and in about 10 days, I got 285 calls.
So yes. This system really works.
There’s absolutely no other system in real estate that can produce such a large number of leads in such a short period of time. None.
