Ever watch the house flipping or house hunting shows on HGTV?
We sure do. Buyers on those shows are constantly remarking about the floor plans of the home…
“I like the open concept.”
“It’s great how the home flows from one room to the other.”
Both buyers and renters are very interested in the floor plan of a home. And, it will help to sell the home if a buyer can picture the floor plan before they spend their time touring it.
But making one from scratch can be expensive. You may need sophisticated software to produce the results you want. It also takes time to draw and redraw your plans to perfection.
Real estate investors are not architects, amIright?
There is strong chance that you might need a floor plan of the house you sell, but you don’t always have one available – especially when you sell multiple houses at once. If you can’t get ahold of one or you don’t want to go through the hassle of making it yourself, Locometric has developed an app called RoomScan that can make you one in a minute…
Just Tap and Create
RoomScan is an app specifically designed for Apple devices that creates floor plans as easy as gently tapping the device on the wall. The app will then provide a rough estimate for the length of the wall as well as the floor space.
Plus, the shape of the room does not alter the results. The room can be rectangular or square. RoomScan gives you pretty spot on results.
RoomScan Pro relies on your phone’s built-in GPS and gyroscope to find out the measurements and orientation of the walls. The app does not claim to be precise but claims to calculate within half a foot. Half-a-foot accuracy should give buyers a pretty good idea of the floor plan and help them decide whether they want to see the house.
The free version of the software is very convenient if you are roughing out a floor plan – it should be accurate enough. But if you are not satisfied, the Pro version lets you specify exact distances if you have a separate laser measure.
RoomScan definitely offers a unique solution to creating floor plans. Aside from saving time and effort, the app’s other noticeable features are:
-
No Sketching. You don’t have to draw – ever!
-
No Dragging. You can add doors hassle-free by simply touching the door frame.
-
Instant. After a few minutes, your floor plan is ready to go. You can email it directly after the process.
-
Cost Effective. It’s inexpensive and you can use it anytime, anywhere after your purchase. The Pro version of the app costs around $5.
I Love it When a Plan Comes Together
You’ll notice that as you move around the room, your device simultaneously draws the floor plan. When you’ve measured everything, RoomScan also makes corrections to the measurements and gives you the finished image.
If you are using the app for the first time, it may cause some frustration since fast movement causes the app to have trouble. Gentle, slow motions do the trick.
You can check out a bunch of helpful demo videos here.
Most of the users of the app complained about the usability. But with proper instruction and practice, you will get the most out of your RoomScan Pro purchase and improve more as you scan more rooms along the way.

Add Floor Plans to Your Advertising – Buyers and renters want to know what the floor plans look like before seeing the home. A simple listing of room dimensions doesn’t really help them visually know how the rooms look.
Check Out the Floor Plans Before You Buy – Drawing a floor plan will help visualize what the finished rehab will look like. If a buyer or renter won’t like the floor plan, maybe you shouldn’t buy it either?
Bring Floor Plans to the Permit Office – If you are pulling the permits for your construction rehab, floor plans will impress the person granting the permit and likely make the permit process quicker.
