Here’s the first…
#1 Build your list of motivated sellers - daily
The #1 thing you can do to put money in your bank account is grow your list of truly motivated sellers.
If you don't have a list of motivated sellers you need to start working on that right now.
Read carefully: Stop everything else you are doing and focus on this.
Don’t worry about contracts, buyers, title companies, closings… nothing – yet. You are not there yet.
It's a matter of priority. Those other things are not a priority yet. Remember the old saying, "He who chases two rabbits catches none." There's only so many things you can focus on at one time.
We live in a time where everything is screaming for your attention. Learn to say NO. Make yourself focus. You can do it, and I'm going to help you.
Here is where we start…
Your only focus, at first, is getting motivated leads to raise their hand and say...
"I want to sell my house, what can you offer me!?"
and
"I am sick of this house! I want to get a decent amount for it, but I am just ready to be done with it and move on. Make me an offer!"
The biggest wholesalers, both locally and nationally, all focus on building their list of motivated sellers – every day.
Remember that your leads and your marketing are the lifeblood of your business.
My motivated sellers list was responsible for my first $5k, $10k, $15k and $25k deals.
The bigger that list gets, the more money you can make. It's all about volume, volume, volume. Every day, set a goal to speak with 5 motivated sellers. Put all of your focus on this.
I did this for free even when I had no money for paid marketing. I wouldn't allow myself to go to bed until I got 5 new leads onto my list.
This is how you put money into your bank account.
