After you’ve posted an irresistible ad for property scouts and your new scouts have responded with an enthusiastic “Yes, I want in!” Then your real work begins...
That enthusiastic scout is telling you,
“Please show me how to make some great money serving up property leads to you on a silver platter!”
Awesome, right?
As long as you don’t lose that scout... and keeping that scout means you need some top-notch training.
Quality In, Quality Out
To create an effective training program, you need to put some effort in. You can’t throw it together.
Let’s work backward for a minute...
The qualities you’re looking for: highly motivated scouts who get started right away.
To get that quality out, you need to put quality in.
What is quality training?
With the stakes so high, is the personal touch required here? You could offer regular training sessions for individual scouts on a weekly, daily or hourly basis. You could even do in-person trainings.
But if you did that you would be working harder, not smarter.
Sure, the personal touch is nice, but it’s not necessary to create a system that gets you results.
The key is to let technology handle the training process for you.
Your new scouts need some spoon-feeding to keep their training clear and help them stay motivated. And I suggest you do that with a well-crafted training email series.

Your email training system needs to help scouts get started right away. Set up the emails to kick in the very first day new scouts register on your website or they’ve signed up for your program another way. In fact, new scouts should get the first email from you as soon as they sign up.
Then pace the rest of your emails and send them every 2 or 3 days. These people want and expect to hear from you, but you don’t want your training emails falsely blocked by an overly aggressive spam filter (this can happen if you send an email every day).
You should also set up this system to send your pre-written training emails in the right sequence and on the right days to each new scout.
Boom!
Even more automation means even more time for you to do other important work – like closing deals and making money.
Something to Chew On, Not Choke On
Spend time writing the training emails. Include the strategies, tactics, ideas, and motivation your scouts will need to make magic happen—but don’t throw everything at them at once.
Make sure the emails are clear. Break down your training material into bite-sized pieces.
Each training email should contain a link back to your website, where scouts can log in to the members-only area to download your full training manual, watch training videos, etc.
It’s also best to assume that your new property scouts know absolutely nothing about real estate. Build their knowledge base from the ground up, defining every complicated term. And continue to affirm why this is the easiest money-making opportunity they’ve ever seen.

Dolmar is a guy who struggled, at first, to get his investing business off the ground. But, thanks to some fierce determination, raw persistence, and a savvy mentor’s friendly guidance and help, he eventually starting making it happen.
