Let me be perfectly clear – houses can be flipped in every single big city and every single small town in the United States. Including yours.
However, there are some places where it is easier than others. And you know my feelings about working the easy way… for me, it’s the only way.
So…

Why not go where the deals are plentiful?

(Man, that was all the words I could think of ending in the suffix “ful.” That’s not very good.)
Back to my point…
No, you do not have to pick up and move. This is the year, my friend. There’s practically flying cars these days in case you haven’t noticed. We don’t have to go ANYwhere if we don’t want to.
You simply have to have a computer, a phone and some brains. Two out of three is not good enough in this case. You have to have all three.
It’s called virtual wholesaling… and we’re doin’ it.
If wholesaling is the smart-man’s strategy in the real estate investing world (which it is), then virtual wholesaling is the smart smart-man’s strategy within the wholesaling world.
You may not be ready for this yet, and that’s okay. But this is a valuable lesson for everyone because it give newbies an idea of something to aspire to and the seasoned investors something to try – now. As a coach and teacher, I like to cover all the ground from the basics to the advanced…
So, if you’re going to do a mailer to people in your area where prices are drastically over-priced and buyers are scarce, couldn’t you just as easily do a mailer to people in another state where prices are still reasonable and buyers abound?
If your plan is to market your properties online in your area (which you should if you have a deal), couldn’t you just as easily market them online in another state?
And don’t worry about the paperwork… there are title companies right in your area that are licensed to close deals all over the country.
I’ll spell it out for you…
Here’s your mini-action plan:
All you need to do is get a list of absentee owners (landlords) from Listsource. If you don’t know how to do that, then simply call Listsource customer service and ask them. Really.
Then, you’ll send a letter to the absentee owner expressing your desire to purchase their property at such and such an address.
So far, so good, right?
Next, contract on whatever you can. Then, market the properties on sites like Craigslist and Backpage. Here’s the good part: Then, cash checks and buy a bottle of champagne to celebrate.
You feel me, right? Virtual wholesaling is not a scary thing. And, now that you know the steps to take – go take that ‘trip’ and enjoy what your online surfing sends your way.
Use Listsource to get a list of absentee owners.
Mail them a letter saying you want to buy their property.
Get a contract on anything you can.
Advertise the properties online using sites like Craigslist and Backpage.
Smile while you cash your checks.
