Hey Moguls, Cody Sperber here. Today, I want to talk about a smart way to make lots of moo-lah with Section 8 properties. And, remember: this is a clever way (not the traditional way that you’re probably thinking about).

Just as a quick refresher before we get into it...
Section 8 is a federal government program that provides housing for low-income, disabled or elderly individuals and families. In a nutshell, the government guarantees that the landlord will be paid rent.
Getting in touch with those Section 8 landlords is your first step toward making the cash you’re looking for.
Let’s Get Together, Yeah, Yeah, Yeah
When reaching out to Section 8 landlords, you’re likely to find that many of them are either:

Motivated sellers
-
Cash buyers
Either way, this is a good thing for you – as an investor. You can scoop up new property deals and get rid of those that you no longer want on your hands.
So, how do you find these Section 8 landlords?
It’s incredibly easy.
Check out websites likes SocialServe and GoSection8. These are sites where Section 8 landlords list their properties available for sale. Call up the landlords of some of the promising-looking proprieties, and make your negotiations.
Remember – these are motivated people. They’re going to want to talk to you. You are helping them and they are helping you. It’s the circle of life! Well, not really – but you get my point.
Really, that’s about as easy as it gets. It’s not rocket science, people, but it is a clever way to use Section 8 websites to find motivated sellers and cash buyers.
Takin’ it to the Next Level
If you find that this tactic works well for your business, you may want to consider taking it one step further...
Mail out letters or postcards to Section 8 property owners and landlords that you find on Craigslist. It’s a simple, relatively low-cost way to connect with the people who are going to benefit your business.
Like I said – this is a super-duper easy way to find properties that you want to buy and to find landlords who want to buy from you – but it’s a technique that not all investors are aware of.
So, if you use this tactic strategically, you’ll already be putting yourself ahead of the pack. And that’s always a good thing.

Start the search. Set aside time to browse Section 8 websites (such as those I mentioned) each week. The more you search, the more you’ll start to recognize the property deals that might be good fits for your business strategy.
Pick up that phone. Make it your goal to call at least 3 Section 8 property owners per week, to gauge their interest in selling their houses or buying yours.
Get creative. Mock up a letter or direct mail piece that you can send to Section 8 landlords who list their properties on Craigslist. You should always have these on hand, so you can send them quickly – should a good deal pop up online. Remember – these properties go fast, so don’t delay!
