That’s what several real estate investors have told me. Have you ever smelled cat urine? Pretty nasty stuff. The smell is like concentrated ammonia, because that is basically what it is.
And it’s really tough to get the smell out. The smell can stick around for years. People who have it in their house are not going to be happy. Neither are potential buyers for their homes.
Just think of yourself as a potential retail buyer... When people have open houses to sell their house, they will often light fragrant candles or bake cookies in the oven. Smell is such a powerful sense for humans, and nice smells really help sell a house.
On the flip side, bad smells can really make it hard to sell a house. Smells like cat urine and cigarette smoke will turn buyers off very quickly. Sellers will find they have to reduce their price in order to get the house sold.
Many stinky houses sit on the market for a long time.
And they sit… and they sit. And the seller gets more worried about selling.
And that’s where you come in. You now have a motivated seller eager to get rid of their stinky house and those smells. If you know how to solve the problem, you can profit handsomely.
Trouble is, many products on the market don’t work all that well for getting rid of the smell. They may cover it up for a while, but it keeps coming back. You have to keep applying them over and over.
A Natural Air Filter for a House
We’ve found a product that really works on nasty odors in a house. It’s called ‘Air-Renu.' The company has products for both cat urine and cigarette smoke. They have had thousands of satisfied customers (a spokesman for the company said they have had 7,000 customers and one complaint).
Oh, and the product is supposed to work on a house for up to 10 years. That should be enough time for you to flip it or receive a healthy chunk of rental income.

When a cat urinates or someone smokes in your house, the smell attaches itself to dust molecules in the room. Those dust molecules then move around the house and spread the smell everywhere. Yuck.
Better House Flipping, Through Chemistry
Not to resurrect your high school chemistry class, but the dust molecules are actually positively charged ions or cations. To neutralize the smell, the molecules must bond with negatively charged ions called anions in a process called ionization.
Here is a simulation of how the process works.
That’s where Air-Renu comes in. Each package gets mixed with a gallon of regular latex paint. Once the paint is applied, the Air-Renu mixture gives off those negative anions from your walls. Each square foot of wall space can provide 139,600 anions, which should be more than enough to kill the smell.
You really need to make sure the package is mixed thoroughly with the paint in order to spread it around the house. Have the store put a package of Air-Renu in each gallon of paint before they shake it up.
To make sure the anions are released into the room and not into your walls, you will want to seal the walls up before you put the Air-Renu/paint mixture on. The best way to do that is to put one to two coats of Shellac primer on the walls prior to adding the paint. Put two coats on if the primer doesn’t look shiny like glass when you put the first coat on.
Make sure you use a very short nap roller for applying the Shellac. It’s about as consistent as water, so it goes on very wet and thin.
Look at the ceilings as well. If you have a popcorn ceiling, you should also apply the paint on there as well.
And that’s it. Once the place is painted, the Air-Renu mixture will go to work eliminating the odors. The cost of a packet of Air-Renu is about $40. If you order two or more packs at once, you will receive another package free.
Make sure you specify when you order whether you want the cat urine formula or the cigarette smoke formula. Both work on air toxins and dust particles, but they work better for their specific uses.
