Let’s start with advertising your property.
When you sign up with Turbo Tenant, the website asks you to start entering information about your properties.

Once you have input the property details, you save it in your account.
Then when you are ready to advertise, just click on ‘Market Online’ to send your property to lots of different websites:
Like many advertising websites such as Postlets, it is pretty much impossible to automatically set up an ad on Craigslist.
But not to worry with Turbo Tenant. Like Postlets, Turbo Tenant will automatically create the HTML code for a really nice Craigslist ad for you. Then you just copy and paste that code into Craigslist, add some pictures and activate the ad. In a matter of minutes you will have a really nice ad on Craigslist.
Unlike Postlets, Turbo Tenant will also give you your own webpage on the Turbo Tenant website. The page will have the property description and your contact information. Tenants will also be able to apply online through the website.
Turbo Tenant also turns your property information into a beautiful brochure format that you can print out and distribute.
Once all this adveritising starts working, you will have some people interested in your place. You can send your prospective tenants over to the Turbo Tenant website (or through your page on the site) and have them fill out an application.
Tenant applications are where Turbo Tenant makes its money. If you look at the pricing page, you will see it charges $35 for each application. Normally, the prospective tenant pays this fee.
As a landlord, you will receive a report done by TransUnion, one of the big credit reporting agencies. Your report will also provide criminal background check information.
Going Beyond Tenant Advertising and Screening
Advertising and rental applications are generally the scope of services offered by online websites such as PadLister. Turbo Tenant sticks with a landlord even after the advertising stage and provides other services as well.
By filling out the application online, the tenant will also be providing contact information that Turbo Tenant stores for the landlord. This saves a lot of typing of all the rental application information.
Now that you have a tenant, and they have been all checked out, you will probably want to fill out all the paperwork to make everything legal. Turbo Tenant provides lots of resources in their ‘Landlord Toolbox’ to help with the bureaucracy.
They even have a calculator that helps you calculate pro-rated rent if a tenant moves in some time other than the first of the month:
Lastly, Turbo Tenant is working on the ability for tenants to pay rent directly into your bank account from the Turbo Tenant website. There will be a small fee with each transaction, but they have it set up for the tenant to pay it.
As a landlord, you may elect to pay the fee instead, but this will be the only cost to you for running Turbo Tenant.
