REI Tech

The Siri of the Real Estate Industry

With Siri, Alexa, Amazon Echo, and Cortana dominating the market, there seems to be a big trend making voice search the next big thing in tech (if it isn’t already).

A report from Mary Meeker’s Internet Trends conducted in 2016 showed that voice searches have increased by over 35-fold between 2008 to 2016. Location World said that over 40% of adults in 2016 use voice search regularly. Lastly, ComScore predicted that by 2020, more than half of all searches will be voice-based.

Voice search is more than just a rising trend. Sooner or later, it’s going to replace the way people do online searches. And I’m guessing a few people in real estate do searches. People like you and me.

Introducing DOSS

Ask DOSS, short for Digital On-Demand Software Systems, is dubbed as the Siri of real estate because it functions just like Siri but, well, for real estate.

It’s a voice or text command that works on both smartphones and smart speakers. Instead of logging into a search portal and scrolling your way through thousands of listings, Ask DOSS enables you to literally talk to the search engine.

You can use it to gain insight on any residential property in the United States—its value, active nearby properties, and sold properties, as well as purchase documents such as involuntary or voluntary liens, comparable, information of the owner, utility bills, tax information, school data, and more. It can even give you information on properties that aren’t listed or aren’t on MLS.

CEO and founder Bobby Bryant is a seasoned realtor based in Texas. He wanted to create an Artificial Intelligence Real Estate Advisor with three core principals in mind:

  1. Trust
  2. Efficiency
  3. Results

According to Bryant, “DOSS empowers people to ask any question about any property in the world in their natural language and voice to get accurate, easy, and instant answers. In other words, imagine Siri but exclusively for real estate.”

Ask DOSS is built on the IBM Watson Artificial Intelligence platform. It relies on machine learning, predictive analytics, artificial intelligence, and image recognition to simplify and personalize real estate voice search.

Hello, My Name is DOSS.

Similar to Siri, you can ask your questions via Ask DOSS’s website on your desktop or you can use the Ask DOSS mobile app for iOS or Android.

So what questions can you ask DOSS? Here are some ideas on the type of questions you can ask DOSS. You can either voice them out or type them. You can be as specific as you want and Ask DOSS promises to deliver.

  • DOSS, show me five-bedroom houses for sale in Portland, Oregon.
  • DOSS, show me houses for rent in New York City under $5,000 per month.
  • DOSS, show me houses for sale in Los Angeles, California under $1 million.
  • DOSS, show me houses for sale between $500,000 to $700,000 in Bloomington, Minnesota with three bedrooms and four bathrooms.

What Can I Do For You?

Ask DOSS proves to be very useful for investors. With it's promising features, DOSS is more than just a voice search engine. Here’s a list of what it has to offer:

  • You can conveniently talk, type, or traditionally search information on different properties.
  • As mentioned, you can gain access to exclusive information provided by DOSS’s data partners, such as estimated utility costs, nearby sales data, valuation range, and more.
  • You can also purchase on-demand documents for different properties so you won’t have to get one yourself.
  • If you’re interested in touring homes or if you’re ready to make an offer, Ask DOSS can connect you to a local agent that’s an expert in your area.
  • Ask DOSS can manage your transactions. It can let you know how close you are in closing your transaction.
  • Aside from knowing the estimated cost of utilities on a property, DOSS can also set up or transfer your utilities.
  • DOSS collaborated with VIVINT so users can install smart home devices and/or a security system should you want to automate your home.

The future of Ask DOSS looks promising. They have really great features and they plan to improve over time.

However, you won’t be able to use Ask DOSS at the moment. They just wrapped up a successful beta run and they’re set to re-launch in 2019. According to Bobby Bryant, they are currently working with engineers from IBM Watson to perfect their algorithms, making sure they can “cover every real estate function and query imaginable for every property in the country.”

Do It To It! Immediate Action Steps

Know how to spot great locations. Create criteria that you want in a property. Then concentrate your advertising on those areas that meet your criteria.

Compare prices of properties in the neighborhood. Become an expert in your area so you can move quickly and ‘steal the deal’

Research is everything. Any successful investor knows that researching a property beforehand is key to success.
